      <title>Why Sellers Should Remove Wallpaper</title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;Tammy says it perfectly. Wallpaper is a big obstacle for buyers. &lt;p&gt;&lt;span&gt;&lt;em&gt;Today I received a call from a home seller in response to an expired letter. Her home had been on the market for over a year. It was easy to see from the photos why her home had not sold. &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Several of the rooms were wallpapered. It looked like something my grandmother would have hung in the '80s. &lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;I advised the seller that in this current market, it is important for her home to appeal to the largest number of buyers. The best way to do that would be to remove the wallpaper and paint the walls with a neutral color. &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;&lt;img title="Why Sellers Should Remove Wallpaper" src="http://activerain.com/image_store/uploads/2/5/9/8/4/ar131926117648952.png" height="259" alt="Why Sellers Should Remove Wallpaper" width="350"&gt;Her response, "That is the most ridiculous thing I've ever heard. You're telling me my home hasn't sold because of the wallpaper?" &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Through further questioning, I was able to determine that in a years time, she only had one showing. And that was almost a year ago, when the home first came on the market. &lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;This home is a million dollar listing. Homes at this price point look like something out of a designer magazine. This home is definitely not up to that standard. &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Here are the reasons she gave for not removing the wallpaper:&lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;div&gt;&lt;strong&gt;&lt;span&gt;&lt;em&gt;&lt;span&gt;1.&#160; She paid a LOT of money for that beautiful wallpaper!&lt;/span&gt;&lt;/em&gt;&lt;/span&gt;&lt;br&gt; &lt;span&gt;&lt;em&gt;&lt;span&gt;2. &#160;It's too costly to remove it&lt;/span&gt;! &lt;br&gt;&lt;/em&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/div&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt; Here are the reasons &lt;strong&gt;why sellers &lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;SHOULD&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt; remove wallpaper&lt;/strong&gt;:&lt;/em&gt;&lt;/span&gt;&lt;span&gt;&lt;em&gt;&lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;Neutral paint colors have a broader appeal to buyers&lt;/strong&gt;. Wallpaper is an extremely personal choice. That personal choice may not be the same as a buyers. Not everyone is a fan of wallpaper. By removing wallpaper, sellers increase their chances of selling.&lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;The photos displayed in MLS (multiple listing service) have become your first showing&lt;/strong&gt;. The National Association of REALTORS, reports that 90% of home buyers begin their search on the internet. Buyers determine the homes they want to see by the photos shown in the MLS. If the home doesn't show well in comparison to other homes at the same price, the buyer will simply choose not to see that home. If a home isn't being shown, it's not likely that it will sell.&lt;br&gt; &lt;/em&gt;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;Removing wallpaper can be costly&lt;/strong&gt;. That's right. Removing wallpaper usually requires the aid of chemicals or steam. It can be a painstaking process and, in some cases, damage may occur to the walls. If that happens, the walls may require additional repair. Buyers don't want to deal with the additional expense or hassle of removing wallpaper. Especially, in a market when so many homes are picture perfect. &lt;/em&gt;&lt;/span&gt;&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;Do you want to limit your buyer pool to a buyer who loves your wallpaper?&lt;/strong&gt; Her response, "Yes, I do." Obviously, that hasn't worked so far. &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;I wished her well and said, "If you're not willing to take the advice of a trained professional who looks at homes everyday, then I'm sorry I can't help you sell your home." &lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Sellers, &lt;span&gt;do you want to limit your buyer pool to a buyer who loves your wallpaper? &lt;/span&gt;&#160;Of course not.&#160; In order to sell your home, it must appeal to the largest number of buyers. The only way to do that is remove obstacles that will keep them from buying your home.&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;em&gt;Why do I say this? Because I want the same thing you want...to &lt;/em&gt;&lt;/span&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;SELL&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;span&gt;&lt;em&gt;&lt;strong&gt;&lt;/strong&gt; your home.&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;

      <title>The $8000 tax credit has NOT expired!! </title>
      <description>&lt;p&gt;The $8000 tax credit has NOT expired!! At least not for everyone.&lt;/p&gt;
&lt;p&gt;While it has expired for most buyers, the credit still remains in effect for certain military personnel and foreign &lt;img title="$8000 tax credit not expired for military" src="http://activerain.com/image_store/uploads/1/2/8/8/1/ar127508199218821.jpg" height="103" alt="$8000 tax credit not expired for military" width="137"&gt;service employees deployed overseas for 90 days or more between January 1, 2009 and April 30, 2010.  They can still claim the first time homebuyer $8000 tax credit if they sign a contract on or before April 30, 2011 and close on or before June 30, 2011.  While this is a relatively small group, it is worth keeping in mind particularly for members of the military ending tours of duty in Iraq and Afghanistan among other places, as well as sailors returning from naval deployments across the globe.&lt;/p&gt;
&lt;p&gt;What a nice, but small way to honor our current military members.  During this Memorial Day weekend, please don&#8217;t forget to honor our past and present heroes that have sacrificed for us to have our freedom.&lt;/p&gt;

      <title>Buying a Builder Home Without Representation Can be a Nightmare</title>

&lt;p&gt;&lt;strong&gt;Buying a Builder Home Without Representation Can be a Nightmare&lt;/strong&gt;.&#160; This is a scary and unfortunately true story.&#160; All names are being protected in this story.&#160;&#160;Buyers need to take buying a home from a builder very seriously when they enter a builder's sales center and make sure they are fully represented by a Buyer's Agent (Realtor).&lt;/p&gt;
&lt;p&gt;The main thing to keep in mind is that the "Realtors" working for the builder are actually "Salespeople".&#160; They are trying to meet a quota for the week or month, to get their next plaque on the wall, or win the turkey for Thanksgiving.&#160; It is quite unfortunate that &lt;strong&gt;Buying a Builder Home Without Representation Can be a Nightmare.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This story starts with a very nice couple in their early 50's (let's call them Bob and Bobbie Buyer) tagging along with their friends while they buy their new home.&#160; Once the Salesperson (lets call her Susie Salesperson) working for the builder had sold&#160;the community and a new&#160;home to their friends, she turns to Bob &amp;amp; Bobbie Buyer&#160;and says, "So are you ready to buy a home?".&#160;&#160;Bob &amp;amp; Bobbie Buyer,&#160;who had absolutely no intention of buying a home (new or resale) told Susie Salesperson "no".&#160;&#160;But Susie (being a top Salesperson in 2006 and&#160;having won all kinds of awards for meeting sales quota)&#160;continued to use her newly learned sales pitches to pressure them by telling them, "Well let's have you get preapproved through our inhouse mortgage company just to&#160;see what you can afford.&#160; After all wouldn't you like to live here with your friends in a beautiful new home in this fabulous community?" (Sell, sell, sell Susie Salesperson was doing.)&lt;/p&gt;
&lt;p&gt;So you are probably thinking, "Sounds like the typical builder salesperson."&#160; Thats what I thought too until they told me what the salesperson told them to do.&#160; They &lt;em&gt;&lt;span&gt;didn't&lt;/span&gt;&lt;/em&gt; qualify for the new home through the inhouse lender, so Susie Salesperson told them that all they had to do was change their tax records so they would qualify (just for the loan of course).&#160; I don't know about you, but I think that's ILLEGAL????&#160; When Bob &amp;amp; Bobbie Buyer questioned her, she said, "Oh it's just for the purpose of your loan and then you just do an addendum to your taxes to correct them."&#160;&#160;&lt;strong&gt;Buying a Builder Home Without Representation Can be a Nightmare&lt;/strong&gt; especially when it is a salesperson such as this one!&#160; But&#160;this "Salesperson" learned this from somewhere.....hmmmm&#8230;maybe the builder taught her to do this?&#160; Scary!!&#160;&lt;/p&gt;
&lt;p&gt;The saddest thing about this story is that Bob &amp;amp; Bobbie truly could not afford this home and never should have been approved for a mortgage.&#160; However,&#160;the excitement created by Susie Salesperson got them&#160;into a home that drained their assets and put them into foreclosure, ruining their credit.&#160; They were happy renting&#160;a home and never had any intention of buying a home.&#160;&#160;Unfortunately, they got caught up in the thrill of owning a home (after all they had never owned a home&#160;- ever!).&#160; Now, they are renting a home again&#160;waiting&#160;on a buyer to put an offer on their home which is listed as a short sale to try to avoid foreclosure because of this horrible experience of &lt;strong&gt;Buying a Builder Home Without Representation Can be a Nightmare. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Any buyers reading this, please beware that you must be represented by a Buyer's Agent (Your Realtor) when buying a home through a builder.&#160; The builder's salesperson represents the Builder and is doing everything in their power to get the best deal for the seller (builder).&#160; They work just like used care salespersons.&#160; They receive a "draw" as income and when they make a sale they pay back their "draw".&#160; If they go without making a sale, they could get fired or laid off and owe the builder money for the draws and lack of sales.&#160; They are high pressure salespeople.&#160;When you buy a home directly through the builder without representation, you give up your right to be professionally and fully represented in the transaction and could end up in a very unfortunate situation like these poor buyers did.&#160;&lt;/p&gt;
&lt;p&gt;The best thing is that using a Buyer's Agent to help you buy a home &lt;em&gt;&lt;span&gt;costs you absolutely nothing&lt;/span&gt;&lt;/em&gt;.&#160; The seller (builder) always pays the Buyer's Agent - you never pay anything! &lt;strong&gt;Buying a Builder Home Without Representation Can be a Nightmare!&lt;/strong&gt;&#160; Make sure you are fully and professionally represented by a Buyer's Agent (a Realtor) before stepping foot into a builder's sales office, even if you are just tagging along with a friend to look at model homes.&#160;&lt;/p&gt;
&lt;p&gt;A Buyer's Agent as the following fiduciary duties to you.&#160; A Buyer's Agent must:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Be loyal and act in your best interest&lt;/li&gt;
&lt;li&gt;Obey your lawful instructions&lt;/li&gt;
&lt;li&gt;Protect your confidence&lt;/li&gt;
&lt;li&gt;Exercise reasonable skill and diligence when answering your questions&lt;/li&gt;
&lt;li&gt;Be accountable for handling funds and paperwork&lt;/li&gt;
&lt;li&gt;Present all offers in a timely fashion&lt;/li&gt;
&lt;/ul&gt;

      <description>&lt;p&gt;On April 19, 2010 at 1:30am, our precious Lana was born!&lt;/p&gt;
&lt;p&gt;Lana weighed in at 7lb 12 oz and 20.5 inches. &lt;img title="She's here" src="http://activerain.com/image_store/uploads/3/1/5/0/1/ar127212141310513.JPG" alt="She's here" width="300"&gt;&lt;/p&gt;
&lt;p&gt;It was an incredible homebirth experience. Momma and baby are healthy and happy!&lt;/p&gt;
&lt;p&gt;Lana's favorite activities are eating, eating, and eating. She enjoys sleeping and pooping too so she can eat some more. Lol!&lt;/p&gt;

      <title>Dear Seller  - Ten Sure Fire Ways to Distract Buyers from Focusing on Your Home. </title>

&lt;p&gt;&lt;strong&gt;&#160;&lt;/strong&gt;&lt;strong&gt;&lt;em&gt;This may seem a bit harsh but it is just plain speaking honest commentary regarding my experience as a buyer's agent.&#160; The statements below are taken directly from the comments and behaviors of buyers viewing homes for sale.&#160; It not meant to be negative but rather&#160;is meant to give sellers a bit of a look into the buyer's head.&#160; A chance to see things from the buyer's perspective without the candy coating we agents typically put on things.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10) Leave your "friendly" dog roaming free inside the house when you know we are coming to see it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Not all buyers are dog people.&lt;br&gt;Many whether they are dog people or not&#160;will actually be scared of&#160;your dog.&lt;br&gt;I have had clients refuse to go into homes because the dog was out.&#160; Or they go in but don't stay long because the dog is&#160;either scared of them or overly friendly.&#160; It's hard to pay attention to a home when your nether regions are being inspected by Fido.&#160;&lt;br&gt;If the buyers are true dog people they are going to focus on the dog not on the house.&lt;br&gt;Trust me I have seen it happen.&#160; &lt;br&gt;One way or the other your pet has effectively distracted the buyer from looking at your home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9) Leave something aromatic cooking in the crock pot for your dinner that night&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Not all buyers are going to be fans of your food choices. &#160;In fact if it is particularly aromatic and something the buyer's don't care for, they are likely to ask me if I think the smell will come out or leave quickly because they don't like the smell.&#160; &lt;br&gt;They were so focused on your food choice they didn't look at your house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8) Keep photos of your family up throughout the house&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Guess what, buyers are going to look at your family photos to try to figure out who you are, do they know you, how many kids do you have?&lt;/p&gt;
&lt;p&gt;Guess what they are not doing?&#160; Looking at your house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7) Keep all your nick knacks out&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I know they are precious to you but honestly they are distracting to the buyer.&#160; Instead of looking at the fabulous mantle the buyer will be looking at all the items on the mantel.&#160; As with family photos, buyers will often comment on these items trying to form opinions on who you, the sellers, are rather than focusing on the home.&lt;/p&gt;
&lt;p&gt;Pack them up in boxes so you have one less thing to do later on moving day.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6) Make it difficult for me to show your house&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I know selling your home is a pain, that you have a life and the appointment time I'm suggesting might not fit into your schedule.&#160;&#160;&#160;&lt;br&gt;But, hey I have a buyer that wants to look at your house.&#160; &lt;br&gt;You want to sell your house right?&#160; &lt;br&gt;Know what happens when you can't make that appointment time work?&#160; The buyer goes and looks at other houses that are available to see at that time.&#160; Do buyers reschedule to see your house at a later date?&#160; Often times not.&#160; Many buyers find another home that they like or are just not interested in going back to see one they couldn't see right away.&#160; I am not saying that you have to turn your life completely upside down and backwards.&#160; I am just saying that if our appointment time does not work for you don't be surprised when we don't reschedule.&#160; The buyer is likely to have moved on.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5) To continue on the pet theme, leave your cat roaming free throughout the house with a note by the front door stating "Please do not let the cat out".&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You are setting up a stressful rather than relaxing situation for the potential buyer and for me the buyers agent.&#160; Buyers are forced to dash in and out of doors rather than wander freely throughout the home and property.&#160; They miss out on the opportunity to call back into the house to their spouse or partner that "they have got to come see this garden, bbq area, hot tub etc" because they had to shut the door so the cat didn't get out.&#160; If they do get wrapped up in looking at the house and forget to shut doors I have to remind them instead of pointing out the features and benefits of your property.&#160; You just made me the nagging hall monitor instead of the helpful agent.&#160; When your pet does manage a jail break, as I swear 99% of them do, I am forced to give chase to Houdini the Wonder Kitty.&#160; Meanwhile my buyers are cooling their heals either irritated that we are off schedule or more likely worried that you are going to be mad if we don't catch your pet and get them back inside your home.&lt;/p&gt;
&lt;p&gt;Again the focus has been shifted away from your home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4) Don't replace burned out light bulbs or use low wattage bulbs.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yes I know it's only the laundry room, a closet or the spare bedroom you never use but guess what? The buyer wants to see these spaces and when the buyer can't see it they can't form an opinion.&#160; Use a good high watt bulb that appropriatley lights the space.&#160; While the lower wattage bulb will save on your electric bill it will also make for a dark space.&#160; Dark spaces do not impress buyers.&#160; I will typically bring a flash light to help out&#160;when a bulb is out&#160;but&#160;it is still not the same as having a working bulb with the appropriate wattage to light the room to the best benefit.&#160; Buyers will focus on the burned out bulb instead of the space.&#160; Is it just the bulb?&#160; Is there something wrong with the fixture?&#160; If the bulb is dim buyers will focus on how dark the space is instead of how useful it might be.&lt;/p&gt;
&lt;p&gt;Don't give them a chance to wonder and worry just replace the bulb and show off the assests of your home in the "best light".&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3) Close all the curtains and turn off all the lights&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When we walk into the house instead of immediately noticing the great things about the house we are going to be fumbling around looking for light switches.&#160; It is likely that either I or one of the buyers may stub a toe on a hall table trying to find the switch.&#160; Buyers are hesitant to enter dark areas.&#160; In a home that is dark the buyers tend to follow me around as I turn lights on instead of lingering in various rooms to focus on what they might like about a room.&#160; They feel more like they are intruding and less like they are welcome.&#160; Instead of paying attention to the homes benefits they worry about whether they remembered to turn a light off as they left a room.&#160;&#160; They also don't get as much of my attention because instead of being able to answer their questions about whether or not the fridge is included or what the square footage of the lot is I am running around opening and shutting drapes and turning light switches on and off.&lt;/p&gt;
&lt;p&gt;I know it may not be practical to leave all the drapes open and all the lights on all the time.&#160; At least leave the drapes open on the windows with the best views and leave a few lights on so we can find our way around the house.&#160; If it was on when we got there I will leave it on when we depart. &#160;If it was off I will turn it off.&#160; Please at least leave the porch light on.&#160; I do carry a flashlight but it is just not the same as pulling up to a home with a welcoming porch light on.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2) Turn the heat down&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I know especially if you have already moved out that you would like to save on that energy bill but if it is colder in your house than it is outside buyers don't want to linger.&#160; They don't get a warm cozy feeling from your home.&#160; They just feel cold and that feeling transfers to an emotional opinion of your home.&#160; If you can't keep the heat all the way up at least keep it at 55 so we are comfortable in our coats and for heaven sake if you are going to turn the heat down don't expect us to take our shoes off, leave some shoe covers.&lt;/p&gt;
&lt;p&gt;One of the quickest ways to drive a potential buyer out of your house is to make them view a cold house in stocking feet.&#160; It is hard to admire the spacious kitchen when your feet are being flash frozen by the cold tile floors.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1) Stay in your home while we are showing it&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is the BEST most SURE FIRE way to make a large majority of buyers uncomfortable.&#160; Buyers don't even come close to paying attention to the features and benefits of a home if you are there.&#160; They are so nervous about offending you and so uncomfortable looking at your home while you sit in your living room or worse follow them around that they rush through. They will tell you thanks for letting them look and dash out. Upon leaving they can't begin to tell me if they noticed what colors the wall were, if there was carpet in the living room or if they liked the kitchen or not.&#160;&lt;/p&gt;
&lt;p&gt;What they do tell me is "That was uncomfortable", "I don't like looking at homes when the seller is there" and "Can you make sure the seller will be gone at the next one, if they are there I don't want to see it"&lt;/p&gt;
&lt;p&gt;Leave, even if you go sit in your car, take a walk around the block or dash over to your neighbors, just leave.&#160; The buyer will stay longer and pay more attention to your home then if you are there.&#160; If they are interested in your home and have questions I will call your agent and ask.&#160; Think about it.&#160; Would you feel comfortable wandering through someone's master bedroom and checking out the closet space while they were sitting in the living room?&lt;/p&gt;
&lt;p&gt;If the buyers fall in love with you home and decide to make an offer there will likely come a time where they will want to meet you and discuss your home at length and in detail with you. Typically buyer's and seller's agents are more than happy to set up this meeting.&#160; It is just not the first time the buyers are viewing your home.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Again, Please keep in mind these statements are meant to be helpful to sellers and give them a chance to look at things from the buyer's perspective.&#160; These are just some of the things that may not typically be thought of as a big deal but do in fact distract buyers focus.&#160; &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&#160;Misconception: Foreclosures and short sales are the best buys&lt;/strong&gt;.&#160;&lt;/p&gt;
&lt;p&gt;Many buyers find out the hard way that foreclosures and short sales are full of headaches, may need extensive repairs, require great patience over an extended period, often don't have the criteria that's most important to you, and may never close.&#160;&lt;/p&gt;
&lt;p&gt;Short sales abound in Tallahassee and many people are starting to avoid them because the pain isn't worth the gain.&#160; Foreclosures can be less troublesome, but often in poor condition with challenges that may take longer than normal to resolve. &#160;Market prices have corrected in many places, including Tallahassee, and it's possible to find great deals in homes that are priced like short sales, but don't have the headaches.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Misconception You get a better price if you buy directly from the owner&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Bargain hunters sometimes avoid Realtors, thinking that they will get a better price if they buy directly from a FSBO.&#160; Meanwhile, the sellers are also trying to save on the commission, so they're not getting expert advice either and often price their homes above market value.&#160;&lt;/p&gt;
&lt;p&gt;The end result is often that a buyer pays too much or the FSBO is unable to get the house sold. A savvy Realtor working on the buyer's behalf, armed with market data and great negotiation skills, is much more likely to get a great deal than buyers can by negotiating for themselves.&lt;/p&gt;
&lt;p&gt;If you're buying a house, it's a great idea to find a good Realtor and listen to their advice.&lt;/p&gt;

The bedroom community of Hanahan is less than 30 minutes from area beaches, lakes and historic Charleston. Many families choose Tanner Plantation for its schools so it&#8217;s important to verify schools prior to purchasing your home if this is an important factor.&#160;Tanner Plantation is zoned for &lt;span&gt;Berkeley County School district&lt;/span&gt;, but the community is divided with half going to Hanahan Elementary School, Hanahan Middle School and Hanahan High School and the other half zoned to Goose Creek Primary, Seigefield Middle and Goose Creek, High.&lt;/p&gt;

I have seen the disappointment many times with buyers who were confident a preapproval wouldn't be an issue.&#160; And even when a buyer has a preapproval, there are still many hoops to jump.&#160; I work with several lenders who are willing to put a buyer through underwriting where things might be questionable so that the buyer can be confident through the process of where they stand.&#160; Not all lenders are alike when it comes to getting a preapproval.&#160; Choose wisely. Ask your realtor for recommendations. Most of them give me a call about a specific property they have seen on the Internet that they want to see right away.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;At some point in the initial conversation&lt;/strong&gt;, I ask if they have talked to a lender about prequalification. Most admit that they have not, but indicate that they have excellent credit and have purchased many homes in the past.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;Often, when I try to tell them that the criteria for obtaining a loan&lt;/strong&gt; are much more stringent these days, they feel like I just don&#8217;t want to show them the property. That is only partially true. I don&#8217;t want to show them property until they talk to a lender.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;There is nothing worse than having a buyer fall in love with a property&lt;/strong&gt; that they later discover that they cannot purchase. It is morally devastating and a frustrating waste of time and effort.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;It is much better start the process correctly, and to have a preapproval letter in hand&lt;/strong&gt;, ready to attach to an offer to purchase. No time is lost, and the offer is much more appealing to the seller.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;And even more importantly,&lt;/strong&gt; it is better to discover potential stumbling blocks early in the game, when they can be addressed and corrected.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;strong&gt;So when I ask a buyer to speak to a lender,&lt;/strong&gt; I am not putting them off unnecessarily. &lt;span&gt;&#160;&lt;/span&gt;I am only doing my job as a professional to serve them better.&lt;/p&gt;

      <description>&lt;p&gt;I had to share this recipe. One of my favorite indulgences is bread, but even better are these knockoffs of Red Lobster's cheddar garlic biscuits. My 2nd favorite is Jim and Nick's BBQ corn muffins so if anyone has that recipe, please share. :)&lt;/p&gt;
&lt;p&gt;I made a fresh batch of these tonight to go with some soup and they were a HIT! They pretty much are perfect for any meal.&lt;/p&gt;
&lt;p&gt;Preheat the oven to 400 degrees.&lt;img title="red lobster cheddar garlic biscuits" src="http://activerain.com/image_store/uploads/9/1/4/7/5/ar126162721757419.jpg" height="352" alt="red lobster cheddar garlic biscuits" width="272"&gt;&lt;/p&gt;
&lt;p&gt;Start with:&lt;/p&gt;
&lt;p&gt;2 cups of Bisquick mix&lt;/p&gt;
&lt;p&gt;1/2 tsp of garlic powder&lt;/p&gt;
&lt;p&gt;1.5 cups of shredded cheddar&lt;/p&gt;
&lt;p&gt;2/3 cup of milk&lt;/p&gt;
&lt;p&gt;(You can use more cheese and garlic powder depending on how cheesy or garlicy you want your biscuits. The more the better for me!)&lt;/p&gt;
&lt;p&gt;Mix of all of this together and then spoon the biscuits onto a greased cookie sheet and bake for 10 minutes. This recipe should yield 16 drop biscuits.&lt;/p&gt;
&lt;p&gt;Melt 2 tbs of butter, 2 tsp of oregano (or parsley) and 1 tsp of garlic salt. After 10 mins, brush butter on biscuit tops and then bake for 5 more minutes or until golden brown.&#160; Butter them again when they are hot and ENJOY!&lt;/p&gt;&lt;div class="agent_signature"&gt;

It's great to research your own information, but then vet it with professionals who are in the trenches daily and can keep you informed as to market trends and what is really the right purchase price and location for you. Be sure you select an agent whom you feel comfortable with and trust.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Selecting your Loan Officer because they quote the cheapest interest rate.&lt;/strong&gt; When comparing lenders and their closing costs, be sure you are looking at Good Faith Estimates that compare 'apples to apples' - in other words, the same closing costs. Some lenders will quote a low interest rate but have very high lender fees, so the lender with the higher interest rate might actually be cheaper. Be sure you pay attention to the APR (Annual Percentage Rate) which will disclose the true cost of the loan. It is risky to try a lender that doesn't have a track record with anyone you know.&lt;/p&gt;
&lt;p&gt;There are some unscrupulous lenders (some on the internet) who promise very low rates, than switch them just prior to closing, saying "that program is no longer available." It is wise to choose a lender who has a good reputation for honesty and integrity and who can actually &lt;strong&gt;fund&lt;/strong&gt; the loan, not just quote a rate.&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Believing there is only one perfect house out there.&lt;/strong&gt; This is where the 80/20 rule comes in. If you can find a house that has 80% of what you are looking for, buy it! Only if you build a house and money is no object, will you ever find 100% of what you want. Consider what you need in a house and demand that. Structural options are more important than cosmetic. Location trumps everything. You can always add wood flooring later, but that third bathroom will be hard to install.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Making an offer on a home without being pre-qualified.&lt;/strong&gt; Does anybody do this anymore? This seems self-explanatory - if you don't know how much house you can afford, then you're not ready to make an offer.&lt;/p&gt;
&lt;p&gt;5. &lt;strong&gt;Not having a home inspection and wood destroying organism inspection.&lt;/strong&gt; This is the best money you will spend in the whole transaction. Selecting the most thorough inspectors can save you money down the road. If there are extra inspections you can do, take advantage of this time to find out everything you can about the house.&lt;/p&gt;
&lt;p&gt;Can you see yourself up on this roof and do you even know what he is doing?&lt;/p&gt;
&lt;p&gt;6. &lt;strong&gt;Not buying a home warranty insurance plan. &lt;/strong&gt;The Sellers usually pay for this. We have always gotten our money's worth on every one we have bought. This is prudent for Buyers, especially first time homebuyers.&lt;/p&gt;
&lt;p&gt;7. &lt;strong&gt;Not considering long term needs.&lt;/strong&gt; Is the home large enough for an expanding family? Will it be too large in a couple of years? Does the location work for school for the children for the long term? Will the commute distance work if you change jobs? Will the house be relatively easy to sell? (provided it is well maintained) Buying the smaller house in a better neighborhood will be better in the long run than the same house in a smaller home neighborhood just because it has upgrades.&lt;/p&gt;
&lt;p&gt;8. &lt;strong&gt;Making any change in your financial situation - job, purchases, credit, etc. &lt;/strong&gt;Do not change jobs. Do not resign from your job. Do not make any large purchases. Do not open any credit cards. Check with your loan officer for other glitches that could cause your loan to be denied. Just don't make any changes and don't buy anything except groceries and other normal purchases. DO &lt;strong&gt;NOT&lt;/strong&gt; DO ANYTHING THAT WILL CHANGE YOUR DEBT-TO-INCOME RATIO.&lt;/p&gt;
&lt;p&gt;9. &lt;strong&gt;Not knowing the total costs involved in buying a home. &lt;/strong&gt;If you've been an apartment dweller, consider the cost of keeping up with a lawn (buying a mower or hiring a yard service), utility costs, property taxes and other taxes, and possible upcoming maintenance. It's no fun to buy a home and be 'house poor' where you can't enjoy life because the house is eating up every extra dollar you have. &lt;p&gt;11. &lt;strong&gt;Not following through on due diligence. &lt;/strong&gt;When there are questions, it is up to the buyer and their agent to follow through. It is important to know where roads are going through, what really is behind that conservation and is that really conservation or could houses be built behind it? Are there zoning issues that need to be addressed?&lt;/p&gt;
&lt;p&gt;12. &lt;strong&gt;Renting when buying a home is more affordable.&lt;/strong&gt; Do the math. For many people, they actually come out ahead buying a home. Consider the tax advantages of homeownership, as well as the satisfaction that having your own place brings. Our son's kindergarten teacher (husband was college professor) owned a beach home, as well as their home in town. When we visited, she confided that when they were in graduate school, they were the only ones who owned a home and that if they hadn't owned a home then, they would not be able to afford the beach home they owned today.&lt;/p&gt;
&lt;p&gt;So do your homework, find your area of town, and focus in on what criteria are most important. Find a Realtor(r) whom you feel comfortable with and a Loan Office whom you trust, and get ready for the excitement of your new home!&lt;/p&gt;
&lt;p&gt;13. &lt;strong&gt;BAKER'S DOZEN! Location, Location, Location.&lt;/strong&gt; Do not buy a home without giving serious thought to the location. It's one of the oldest and truest sayings in real estate. Why is it so important? In today's market, location can make the difference between a home selling or not. Homes on crummy lots sit and sit. The only way they will sell is to practically give them away. Homes in marginal neighborhoods will not sell. When there are many houses to choose from, inferior locations lose out every time.&lt;/p&gt;

but there was something
about the sale of this house I didn&#8217;t advertise because I didn&#8217;t want
it to
affect the sale.&lt;/span&gt; What was the issue? The sellers were in a
nasty divorce and
one thing is when buyers see divorce and they see a house for sale,
they know
that this could be the final step in the divorce and they low-ball
offers
hoping that the sellers just want to get the sale over with, so they
can move
on with their lives. (For the most part the buyers are right)&lt;br&gt;
&lt;br&gt;
&lt;span&gt;But, what do you say when
a buyer&#8217;s agent calls you about the house and then
asks, about the divorce? &lt;/span&gt;What? What divorce? This is
where I had to play dumb!
The buyer&#8217;s agent said &#8220;Clearly this is divorce and a nasty one, is
this going
to affect the close if we put an offer in?&#8221; I then asked, how do you
know it is
a divorce?&lt;/big&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;span&gt;The buyer&#8217;s agent started to
laugh and asked &#8220;When was the
last time you were over at the house?&#8221;&lt;/span&gt; I said &#8220;Last
Monday, why?&#8221; You may want
to go over there, then you won&#8217;t have to ask me how I knew&#8221; So, I
immediately
got in my car and drove over, I had to find out what this agent was
talking
about. There it was in the driveway behind the house, a pile of woman&#8217;s
clothes, jewelry, pictures and anything to do with the soon to be
ex-wife. &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;span&gt;I immediately called the husband
who was still living in the
house and asked what was up with the 5 foot pile of stuff in the
backyard.&lt;/span&gt; He
said &#8220;OH, she said she wanted her stuff back, so I told her she needed
to come
get it&#8230;Now! I thought it would help de-clutter the house.&#8221; I said
&#8220;Yeah, but if
someone sees that and puts an offer in, they know you are desperate to
sell
just to get the divorce over with, the offer we get today could be
$15,000 less
than you are asking, just because they know that you hate each other
and want
the divorce over with, that is why none of my advertising says this is
a
divorce.&#8221;&lt;br&gt;
&lt;br&gt;
&lt;span&gt;Sure, enough, while I was
over there, we got 3 offers all $20,000 less than
asking&lt;/span&gt; and all from the showings that weekend. I told him
&#8220;Look, these offers
wouldn&#8217;t have been this low had you just kept your emotions in check,
but now
we are in a tough situation, do we accept and move on or do we hope
that after cleaning
up this mess that we get a full price offer.&#8221; &lt;/big&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;big&gt;&lt;span&gt;The husband decided to spend
$29.95 and get a moving truck
to put the stuff in and then two days later we got a full price offer&lt;/span&gt;,
the
house was nice, but it wasn&#8217;t worth $20,000 less because people saw
what they
saw as an opportunity. &lt;br&gt;
&lt;br&gt;
&lt;span&gt;What do you do about the
Ex-Factor?&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;It's a shame when a seller puts so much into a house and then doesn't get credit for it.&#160; Tony Grego's post says it best though.&#160; While there are some upgrades that do count, there are some things that need to be done prior to listing your home that will not.&#160; Don't don't read this to mean, they should not be done. &lt;p&gt;&lt;strong&gt;&lt;em&gt;"I just replaced the carpets."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;"I just repainted the walls."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;"I just had the bathroom toilet fixed."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;"I had my furnace replaced last year."&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Realtors work very hard with comparables, pictures and stats to help support the price. I'm not saying that these upgrades are not important. They just don't really add value. They add eye and curb appeal to help a potential client say yes to the listing.&lt;/p&gt;

&lt;p&gt;Most homes are financed. So these appraisal standards are important when you price. Remember we are in a Lender's Market. Nothing will turn a buyer off more than working hard on a price agreement only to find out the appraisal comes in short. So to best serve our clients remember that most of the weight for your pricing strategy must be Lender comps.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

&lt;p&gt;Professional landlords and investors involved in property flipping should constantly&#160;seek to improve their property value while keeping costs low.&#160; Below is a list of 50 tips that we shared with our property investment club (the Lehigh Valley Real Estate Investors Group).&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #1:&#160; Add a basic alarm system.&#160; &lt;/strong&gt;The number one concern for any resident is security.&#160; If a homeowner or tenant does not feel secure, then eventually they will move elsewhere.&#160; Many security alarm providers have lucrative introductory offers for equipment and/or installation.&#160; If you provide an alarm system for your tenants, raise the rent and offer a "free security system."&#160; Or, have your tenants pay the monthly monitoring fee.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #2:&#160; Install matching light fixtures and ceiling fans.&#160; &lt;/strong&gt;Consider some track lighting with dimmers to highlight artwork or showcase a particular part of the room. &#160;Consider flex track lighting or suspended track lighting. The addition of a dimmer switch makes your lighting more versatile and is a great mood enhancer.&#160; Ceiling fans add value, and you may want to consider adding them in place of staid old light fixtures.&#160; If you don't want to replace existing ceiling fans, make sure you clean the dust off the blades and update the decorative pulls at the end of the chain.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #3:&#160; Do some basic landscaping, particularly in the front yard.&#160; &lt;/strong&gt;The front yard is the first thing that potential buyers see, so don't miss out on your chance to pique their interest. &#160;Prospective buyers and tenants make up their minds about your home as they walk the first 10 feet from their car to your front door.&#160; A junky yard will make them think that you've neglected maintenance.&#160; A pristine yard will reassure them that your home is well kept.&#160; Focus on a clean cut, straighten up the lawn edges, freshen the landscaping and add some color spots or striking shrubs for impact.&#160; Mulch is inexpensive, so use it.&#160; If your yard lacks interest, consider constructing a retaining wall. &#160;Use railroad ties, bricks, or stones to construct that wall.&#160; The landscape design should complement your home's style and colors.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #4:&#160; Get a new front door, or give the existing one a facelift.&#160; &lt;/strong&gt;Paint the front door a complementary but bold color.&#160; Choose a color that says, "Look at me!"&#160; Once you're finished painting the door, install a new doorknob that emphasizes sturdiness and class.&#160; Also install a new kick-plate that matches your lockset finish.&#160; Remember, while your prospective homebuyer or tenant is waiting for you or the real estate agent to let them in, they are observing your front door.&#160; If you have an old storm door, get rid of it.&#160; If you really feel the need for a storm door, install one of those with a lot of window space to highlight the bold color of your front door.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #5:&#160; Install some blinds and window shades.&#160; &lt;/strong&gt;Certain rooms could really use blinds or shades to emphasize style.&#160; The best places to start are the living room, kitchen, master bedroom, and master bathroom.&#160; These are the four rooms that prospective buyers and tenants will study most when evaluating your property.&#160; Pick window shades that complement existing furniture or your paint color.&#160; If you want to stick with inexpensive vinyl blinds, then make sure all the blinds in the room are a matching color.&#160; When showing a home during the day, you should always have your blinds and shades open to let in abundant light (unless you've got a clear view of the mess in your neighbor's backyard).&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #6:&#160; Get rid of photographs of people.&#160; &lt;/strong&gt;You may love Aunt Matilda, but you don't need to have her portrait posted all over the home you're showing!&#160; Prospective buyers and tenants need to imagine themselves living in the home, not you and your family.&#160; If you are going to put up photos, display pictures of nature.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #7:&#160; Clean off the tops of the water heater, furnace, oil tank, washing machines, and any other mechanical fixture.&#160; &lt;/strong&gt;Most homeowners don't bother to do this at all.&#160; Clean the dust and grime off the top of your furnace, water heater, oil tank, washing machines, and so on.&#160; This makes these devices look newer, well-maintained, and clean.&#160; If you have a dirty-looking furnace, don't be surprised if your buyer demands a concession for a new furnace.&#160; Don't say I didn't warn you!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #8:&#160; Make sure every light bulb in the house works.&#160; &lt;/strong&gt;Always make sure that every light bulb in your home works.&#160; If the prospective homebuyer or tenant can't see your place, then you can't expect them to like your place.&#160; When people see lamps with one good bulb but three burned-out ones, they think that you don't maintain the residence and they worry about other deferred maintenance.&#160; Where it's safe, use higher wattage light bulbs in your lamps for a bright, warm atmosphere.&#160; Also consider slightly pink-tinted or full spectrum "natural" light bulbs to create a warm glow for your home.&#160; Don't forget about the bulbs in your basement and in your exterior lamps.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #9:&#160; Place decorative flowers and candles throughout the home.&#160; &lt;/strong&gt;Fake (or real if you can water them regularly) flowers work wonders.&#160; You can often buy fake flowers at yard sales or in the clearance section of stores.&#160; Candles give the home a romantic or warm feel.&#160; Scented candles are best.&#160; Some scents are so strong that homebuyers can smell them even when the candle isn't burning.&#160; Once you've sold or rented the home, pack the flowers and candles in a box and stage your next property.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;Tip #10:&#160; Place magazines about luxury homes around the house.&#160; &lt;/strong&gt;Magazines about elegant homes or sophisticated styles can put prospective homebuyers and tenants into the mood.&#160; When they see that bright, shiny issue on your nightstand or coffee table, they envision your property as the stylistic new home that they wish to live in.&#160; Grab some copies of &lt;em&gt;Our House&lt;/em&gt;&#174;, &lt;em&gt;Elegant Homes&lt;/em&gt;, &lt;em&gt;Beautiful Homes&lt;/em&gt;&lt;sup&gt;TM&lt;/sup&gt;, and &lt;em&gt;Better Homes and Gardens&lt;sup&gt;TM&lt;/sup&gt;.&#160; &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #11:&#160; Refinish your hardwood floors.&#160; &lt;/strong&gt;Most people like hardwood floors, particularly if the floor has a luster to it.&#160; If your hardwood floors are stained, you still may able to sand them and apply a darker finish that hides stains.&#160; If your hardwood floors don't need to be sanded but have dull spots or cracks, try some off-the-shelf refinishing agents or cleansers.&#160; Murphy's&#174; Oil Soap or Rejuvenate polish are personal favorites to restore that classic wood look.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #12:&#160; Get rid of clutter.&#160; &lt;/strong&gt;Space sells.&#160; If you have clutter, don't stuff it in your closets, or your basement, or your garage.&#160; Throw it out or rent some storage space.&#160; Prospective buyers and tenants should not feel hemmed in because of all the boxes you have laying around or those old rickety chairs you can't seem to discard.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #13:&#160; Shampoo your carpet.&#160; &lt;/strong&gt;Yes, many people like new carpet for obvious reasons.&#160; However, we can't always afford to buy new carpet, for obvious reasons.&#160; Rent a carpet cleaning vacuum or hire a shampoo service.&#160; The proper detergent and equipment can get rid of old stains and make odors disappear.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #14:&#160; Place air fresheners throughout the home.&#160; &lt;/strong&gt;You'd be amazed at how easy this one is but how many people don't actually do it.&#160; Potpourri and air fresheners set the mood.&#160; People tend to associate fresh scents with cleanliness and purity.&#160; Be careful not to overdo it with the air fresheners, or people will think you're trying to hide an odor.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #15:&#160; Powerwash the exterior of the home.&#160; &lt;/strong&gt;Road dust builds up under overhangs and coverings.&#160; Mold, moss, or insects may accumulate on your siding.&#160; By powerwashing your place, you'll make your house that much more inviting from the street.&#160; Even though there's a For Sale sign in the front yard, be advised that many passersby will not call the phone number if the house looks dirty or old.&#160; If they do call the number, they may be looking to give you a lowball offer because they think you can't afford the upkeep.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #16:&#160; Install brushed-nickel or brass switch plate and wall outlet covers in the master bedroom, the kitchen, and the dining room.&#160; &lt;/strong&gt;Many places I've seen for sale or rent do not have matching switch plates and outlet covers.&#160; Some are ivory, some are brown, some are white, and most are dirty.&#160; New outlet covers and switch plates can cost anywhere from a few cents to several dollars.&#160; You may want to consider installing brushed-nickel or brass covers in your most heavily trafficked rooms.&#160; These covers give the room a look of elegance and style.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #17:&#160; Replace those old, worn-out doorknobs.&#160; &lt;/strong&gt;I've seen doorknobs that are over 80 years old and have been painted over several times.&#160; Ugh!&#160; Doorknobs can be some of the most dirty, bacteria-infested items in the house, and don't your prospective buyers know it!&#160; Replace those old doorknobs with new ones.&#160; If you have a brass theme in the room, go with brass.&#160; If it's brushed-nickel you like (and that's "in" nowadays), then go with that look.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #18:&#160; If you have a paved driveway, reseal it.&#160; &lt;/strong&gt;If your driveway is already paved but is cracked or otherwise in bad shape, repair it and/or use a driveway sealer.&#160; A sharp-looking driveway is the first thing a prospective buyer or tenant sees because that's what they're driving toward.&#160; Besides, the sealer prevents existing cracks from becoming worse.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #19:&#160; Compile a full list of the warranties on the appliances and fixtures, and leave that list on the kitchen counter.&#160; &lt;/strong&gt;If your home has been repaired in recent years, such as a new roof, or if you've replaced major appliances, be sure to have the receipts on hand to show interested buyers.&#160; Better yet, type up a list of the warranties and leave copies of that list on the kitchen counter.&#160; Many homebuyers need to feel secure that items in the house are in good working order.&#160; If your house is the only one with warranty information, these buyers may be more likely to make an offer (and a good one at that).&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #20:&#160; Run an air purifier to get rid of those lingering odors.&#160; &lt;/strong&gt;You're used to the odors in your house, but trust me, no one else is.&#160; If a thorough cleaning and some well-placed potpourri don't do the trick, then it's time for an air purifier.&#160; I have an EcoQuest air purifier, and it eliminates the bacteria that can cause odors.&#160; There are less expensive purifiers on the market, so take your pick.&#160; A good place to run an air purifier is the basement.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #21:&#160; Refinish your vinyl or tile floors.&#160; &lt;/strong&gt;Clean your vinyl and tile floors.&#160; If that isn't enough, then it's time to find the right chemicals, solutions, or polymers to make those floors look like new.&#160; Tile floors may need new grout.&#160; Perhaps you need to replace a cracked tile (I should hope you bought one or two extra tiles way back when for just such a need).&#160; Regarding vinyl floors, I am a fan of Rejuvenate polish.&#160; You can use a flat mop to apply it, and it fills in cracks and shines the floor.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #22:&#160; Spend a day looking at Open Houses held by property sellers.&#160; &lt;/strong&gt;After observing what other people do with their homes, you'll view your property with a fresh perspective.&#160; Plus you'll get a feel for what the market values are in your neighborhood.&#160; Top athletes check out the competition.&#160; Top businesspersons check out the competition.&#160; You should too.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #23:&#160; Oil your door hinges so they don't squeak.&#160; &lt;/strong&gt;You may not notice the squeaking hinge because you've heard it so many times, but buyers will wonder what else needs maintenance.&#160; Oil those hinges.&#160; Also make sure that every door opens and shuts with ease.&#160; Sometimes doors get misaligned and they don't shut unless you apply lots of pressure.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #24:&#160; Replace your doorbell if it is old or worn.&#160; &lt;/strong&gt;One of the first things a prospective homebuyer notices is the doorbell.&#160; Is it old?&#160; Does it work?&#160; Does anyone in the house hear the bell?&#160; Imagine if you're home, waiting for a prospective homebuyer to stop by, and you can't hear them ringing the bell.&#160; Doorbells are inexpensive items, and a new one (at least a new button) will impress your visitors.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #25:&#160; Clean, clean, clean.&#160; &lt;/strong&gt;Once the potential buyer walks through your front door, they should be wowed by the cleanliness. A sparkling home just screams that it's been properly maintained. &#160;&lt;strong&gt;Even if you clean regularly, chances are, there are things you don't notice because you live there.&lt;/strong&gt; &#160;Consider spending a couple hundred dollars and bring in the professionals for a thorough cleaning.&#160; With a window cleaning, your house will surprise you with a new look.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #26:&#160; Modernize that kitchen.&#160; &lt;/strong&gt;As the hub of family interaction, the kitchen is the heart of the home. &#160;Brighten the cabinets with a fresh coat of paint or some updated hardware. &#160;Add a new faucet or light fixtures to rejuvenate the space or change the window coverings for a more modern feel. &#160;Buyers are always interested in the kitchen, so try a quick facelift that will turn up the heat on your bottom line.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #27:&#160; Brighten up rooms with new paint.&#160; &lt;/strong&gt;This one is obvious but many people still don't do it (or do it properly).&#160; New paint may be one of the most effective dollar-for-dollar value enhancers.&#160; You can hire a professional or do it yourself.&#160; Choose neutral colors for most rooms, but don't be afraid to use a bold color (red? black? violet?) on a wall or two to create contrast or style.&#160; Just don't go crazy with the bold colors.&#160; Also consider painting the walls and trim complementary colors.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;Tip #28:&#160; Give the master bedroom a bold and romantic look.&#160; &lt;/strong&gt;People associate the master bedroom with romance, authority, comfort, and style.&#160; Give the people what they want!&#160; Buy some new bed sheets or throw pillows.&#160; Consider a new comforter.&#160; Set up candles and flowers.&#160; Get rid of junk.&#160; Don't leave any clothes laying around.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #29:&#160; Add crown moulding.&lt;/strong&gt;&#160; It is available in countless colors, widths, and styles - from simple to elegant; classic to contemporary. &#160;Moulding can give an ordinary looking room the special touch needed to make it really stand out.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #30:&#160; Add landscape lights or a decorative street lamp.&#160; &lt;/strong&gt;A classy street lamp gets attention, even during the daytime.&#160; Landscape lights can really establish security and elegance at the same time.&#160; I've seen prospective homebuyers view a home during the day, and then insist on coming back at night to see how the place looks.&#160; You don't have to overspend, but consider adding or updating your exterior lamps.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #31:&#160; Install a new mailbox.&#160; &lt;/strong&gt;Mailboxes can be relatively inexpensive.&#160; Install a new one so your prospective buyers and their prospective houseguests don't have to look at that dingy old thing on the front of the house.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #32:&#160; Remove weeds from between concrete slabs and walkways.&lt;/strong&gt;&#160; This is&lt;strong&gt; &lt;/strong&gt;a sure sign of property neglect and a big turn off for potential buyers.&#160; Nowadays, you can buy weed-killing chemicals that destroy unwanted plant life in hours.&#160; Or you can try a solution of 20 percent bleach and 80 percent water.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #33:&#160; Build a new garage or add a carport.&lt;/strong&gt;&#160; Every homeowner knows the advantages afforded by a garage, and every prospective buyer will see a garage as a big plus. &#160;A new garage is a great property enhancer that increases the market value of the home.&#160; Carports are a less expensive option.&#160; Many basic carports retail for $795 to $995.&#160; I've seen people fall in love with the interior of a home but fail to put in an offer because they complained about the lack of a garage.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #34:&#160; &lt;strong&gt;Install an automatic garage door opener&lt;/strong&gt;&lt;/strong&gt;.&#160; Another fine way to increase property value is to install a garage door opener. &#160;Select a model with a multi-code garage door opener remote that routinely changes the code for additional security.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #35:&#160; &lt;strong&gt;Enhance your porch or doorstep with pots or baskets of blooming annuals&lt;/strong&gt;&lt;/strong&gt;.&#160; This is an inviting and fragrant way to boost visual appeal and add eye popping color.&#160; You can find flower pots at dollar stores, and a bag of topsoil may cost only slightly more than a dollar.&#160; I like to keep flower pots at many of my properties for sale, and once they've sold I take the pots (flowers and all) and plant them on the doorstep of the next property I want to sell.&#160; A tip to keep the flower pots light is to place some empty water bottles in the base and cover them with soil.&#160; Sometimes the flowers won't need a lot of dirt, and the empty bottles create space but not added weight.&#160; Make sure you water the plants often enough, because dead plants will have the opposite effect of what you intend.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #36:&#160; &lt;strong&gt;Give your old BBQ grill a makeover&lt;/strong&gt;&lt;/strong&gt;.&#160; Degrease it first, rinse well; repeat if necessary. &#160;Once totally clean and dry, refinish it using a bright fireproof/high-temperature paint. &#160;Select a color that complements your home's exterior look. &#160;Or try something fun that will really stand out, such as orange, yellow, or blue.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #37:&#160; &lt;strong&gt;Install shutter and window box sets that match&lt;/strong&gt;&lt;/strong&gt;.&#160; Shutters and window boxes add charm and character to a home.&#160; Some people prefer to place fake flowers in the window boxes, while others prefer the real thing.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #38:&#160; Install a skylight dome or roof skylight.&lt;/strong&gt;&#160; People like natural light, especially light from above.&#160; Skylight installation also increases natural lighting in rooms; making them more inviting and cheerful.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #39:&lt;/strong&gt;&#160; &lt;strong&gt;Build a mini herb pantry&lt;/strong&gt;.&#160; Many homes are sold based upon the setup of the kitchen. &#160;An herb pantry can be something as simple as a cubby hole built into the wall between studs. &#160;Or it may be a closet area converted into an herb pantry with a glass door.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #40:&#160; Add something "green," like solar panels.&#160; &lt;/strong&gt;Green is good these days (or any day).&#160; Many homebuyers need to feel like they are doing something good for the planet, while saving money at the same time.&#160; Solar panels are en vogue again.&#160; Consider installing some of them.&#160; Another green activity that enhances value is to add insulation where it's needed.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #41:&#160; Empty out that cluttered basement.&#160; &lt;/strong&gt;Many basements can be downright scary.&#160; You certainly don't want that impression.&#160; When selling your property, I suggest you empty out the basement as much as possible.&#160; Take your junk to the trash dump or place it in storage.&#160; Homebuyers need to sense that they have lots of open space (to store the junk &lt;em&gt;they &lt;/em&gt;have in storage).&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #42:&#160; Trade in those old, leaky faucets for shiny new ones.&#160; &lt;/strong&gt;We all know that kitchens and bathrooms can attract buyers, or repel them.&#160; The centerpiece of any kitchen or bathroom is the sink, and the centerpiece of any sink is the faucet.&#160; Replace them yourself or hire a handyman.&#160; You'll often find perfectly good faucets on the clearance shelf at home improvement stores.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #43:&#160; Change the filter in your air conditioner.&#160; &lt;/strong&gt;You want to avoid that musty, stale smell when it is operating.&#160; Whether it's a window air conditioner or a central air system with ductwork, change the filter.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #44:&#160; Hang a large mirror in the living room.&#160; &lt;/strong&gt;It creates virtual space and the illusion of greater size.&#160; Buyers and renters love open space.&#160; Give it to them!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #45:&#160; Make sure the colors of your kitchen appliances match.&#160; &lt;/strong&gt;A kitchen with a yellow refrigerator, a stainless steel range, and a white microwave may look okay to you, but it doesn't look right to buyers.&#160; Make sure you match the colors.&#160; This may not require purchasing all new appliances.&#160; Sometimes it's a matter of ordering the right color panels.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #46:&#160; Hang new towel bars and toilet paper holders.&#160; &lt;/strong&gt;Once you've replaced the bathroom faucet, you'll want to change the towel rack and toilet paper holder to match it.&#160; Always make sure that you have a roll of toilet paper on the holder.&#160; I suggest you hang a decorative towel on the bar too.&#160; That makes the bathroom look complete.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #47:&#160; Run a dehumidifier.&#160; &lt;/strong&gt;A perpetually damp basement or bathroom can be the breeding ground for mold, odors, and insects.&#160; Neither mold nor odor nor insect helps your cause.&#160; Run a dehumidifier to dry out the air and cut down on the musty smell.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #48:&#160; Paint the fence or railings surrounding your home.&#160; &lt;/strong&gt;A freshly painted fence creates a tremendous Wow! factor.&#160; Prospective homebuyers often observe the exterior of a property before even considering whether to view the interior.&#160; If your exterior is old and decrepit, then you simply won't have many showings.&#160; By repainting the fence, you may even inspire your neighbors to paint their fences and railings to keep up with you.&#160; Spray paint works well on metal or cast-iron railings.&#160; Be sure to use primer first.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #49:&#160; Install new street numbers on the front of your home.&#160; &lt;/strong&gt;When prospective buyers or tenants are driving around the neighborhood trying to find your address, their eyes will gravitate toward bright, shiny, new street numbers.&#160; I should hope that those shiny numbers are affixed to your house.&#160; It only costs a few dollars to buy new brass or brushed-nickel numbers to boldly identify the front of your property.&#160; This is money well spent.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip #50:&#160; &lt;/strong&gt;&lt;strong&gt;Use throws in colors that match the room to cover up worn sofa and chair upholstery.&#160; &lt;/strong&gt;You could attempt to buy all new furniture to spruce up a room in the place you want to sell or rent.&#160; Or if all new furniture is not in your budget, buy some throws and pillows to place on your furniture.&#160;&lt;/p&gt;
